This beautiful and characterful Cumbrian farmhouse which sleeps 9, is surrounded by fields and Wildflower meadows one of which Piper Hole, has been listed as one of the top 10 wildflower meadows by the Sunday Times, the National Meadows Day takes place nearby.

There are views to Wild Boar, Mallerstang, the Howgills and the surrounding picturesque countryside. Row Foot is situated 1¼ miles outside the popular village of Ravenstonedale with excellent food being served at the local hotels. The village also boasts a 9-18-hole golf course, children’s playground, tennis court, art gallery and St Oswald’s church, with its Gilbertine Monastery ruins. It is ideal for individuals looking for a unique and charming property with immense character and is believed to have been built shortly after the English Civil War, in the time of Charles II.

You will find stone floors, two wood burning stoves and lots of beautiful original wooden beams.

Ideal for walkers, bird watchers and nature lovers alike you will be spoilt for choice.  You can walk straight onto the Howgills or head for Wild Boar. Paradise Tarn is only a field away with breeding swans, lapwings, gulls, geese, curlew, snipe and ducks.  Rare red squirrels are frequent visitors as are nesting swallows, blackbirds and blue tits, boxing hares, soaring buzzards and gambolling lambs complete this picture of idyllic country life.

At night time enjoy the sunsets, The Milky Way and stars. Row Foot is an ideal property for those seeking peace and quiet, surrounded by wildlife.

The history throughout this large cottage, which oozes character, is evident.  Period fireplaces, beams, quirky doors leading to the garden or outdoors and fabulous latch doors. This is a super house with plenty of space to accommodate family and friends who want to enjoy a relaxing time together.

Due to the age of the property, some doorways are lower and there are some sloping ceilings and low beams.

There are two reception rooms both with wood burners, a dining kitchen and more formal dining room and a first-floor hobby room with doors leading to the stunning garden with patios lawns and uninterrupted views to the countryside and beyond. Upstairs there are generous comfortable bedrooms all with views, two having en-suites for you to enjoy.

Local activities also include, horse riding and local fly fishing/lessons.  The house has cycle storage and it is a useful base for those who need access to Sedbergh schools, Asda and Sainsburys also deliver. 

The quaint town of Kirby Stephen is just 15 mins away with its historic buildings and cobbled street which also has the Wainwrights coast to coast walk passing through and the famous Carlisle to Settle railway, only 5 minute drive to Kirkby Stephen train station with free car parking that can also be enjoyed from here.

This lovely farm house would make an ideal retreat, with the Yorkshire dales on your door step, and the lakes easily accessible, this farmhouse is a superb base for both relaxing enjoying peace and quiet, however, you are spoilt for choice in this area.  Whatever your interests there is something for everyone, historic castles, even older abbeys, museums, farms, agricultural shows, superb local markets with the very best local produce and of course restaurants and tea rooms too numerous to mention.

GROUND FLOOR:
Entrance hallwayThe outside door leads into the boot room where you will find a large pine cupboard, super stone flagged floor, a Belfast sink with stone surrounds and a washing machine.  Lots of storage for muddy boots and shoes can be found in the specially built boot and shoe rack, in addition there is a great hanging space for coats. A great place to store your muddy boots after a day’s walking in the hills.
Morning room: A lovely light room decorated in traditional style with a beamed ceiling and sisal flooring. There are 3 sofas and occasional chairs to cosy up on in front of the wood burner which is set within a stone fireplace.  There are original built in oak cupboards.  The deep windowsill is a super feature as are the views over the field and into the garden.  Sit and relax whilst watching the TV with Freeview and DVD. Four coffee tables complete the furnishings.  The heating is by log burner and radiator. This room leads onto the formal:
Dining Room: This is a lovely room to have a celebration meal as it has a grand dark wood table with 9 chairs, a decorative fireplace, occasional tables and a very useful hostess trolley.  The floor is oak and the window which is deep seated in the window sill has original pine shutters and sill and again has stunning views of the hills and fields beyond.  The heating is by radiator.
Kitchen: The heavily beamed kitchen boasts handmade wooden oak units and sycamore worktops. You will find a fridge/freezer, dishwasher and an Everhot electric range which is digitally controlled for ease of use.  The Belfast sink is inset with a dark wood surround.   There is a microwave and ample appliances to assist your meal preparations.  There is a lovely farmhouse table at which to sip your coffee whilst enjoying the views of the garden from one side and fields from the other.  A real traditional farmhouse kitchen.  The heating is via a wall mounted air source heater, the floor is a painted concrete style so common in these lovely old houses.  The kitchen leads, via one step down, to the:
LoungeA large beamed room with a feature fireplace incorporating a wood burner and heavy oak beam over.  Again, a lovely traditional room with two leather sofas, 3 occasional chairs, an oak sideboard and side table and a coffee table adorned with magazines and local interest books.  For those of a musical nature there is a tuned piano, great for a family sing song.  This room is carpeted and has a door leading to the front of the property which has a set of original old stone flags in front, with views across the fields. Leading off this room there is a:
Cloakroom: This room has a toilet and wash hand basin, there is a carpeted floor and heated towel rail and lovely old latched door.
Hobby roomA turned staircase with 12 steps leads up to the hobby room. This is a very useful room, great for those who want some peace and quiet, much loved by grandparents as a temporary refuge from noisy grandchildren!! or a temporary office .  This room has double glass doors which lead outside with stone steps down into the garden, a relaxing place to sit on the sofa on a spring or summers day and watch the wildlife which abounds in this area.  You will also find a sink with hot and cold water with storage underneath.  A real feature of this room is the side window view over the hills and fields beyond and the stunning beams which adorn the vaulted roof.  This room has a useful table and 5 chairs ideal for a game of cards, jigsaw or board games which are provided.  Heating is via a radiator.
Inner hallway: A large inner hallway with stone flagged floor and window with a deep stone window sill which has lovely views of the garden.  There is a decorative pine console table and occasional rattan chair, an under stairs cupboard via an oak door gives access to useful storage. This room is beamed and has an original stone lintel set into the wall.  Pine doors lead to both the:
Downstairs Cloakroom: This beamed room houses a toilet and corner sink, a heated towel rail and the house heating boiler.  There is also drying space here and a clothes airer.
Downstairs bedroom 5: Entrance is via a pine latched door, this is a large carpeted single room with an oak bed with an “appt to king” plaque set in its frame.  There are oak bedside tables, double wardrobe and dressing table with a corner unit and occasional chair all in the same style.  The window is set in a deep stone window sill and has beautiful views up the footpath to the hills beyond.  There is a small paned door with low head height which leads out into the garden, it is adorned by curtains for privacy.  There is a radiator.  The windows have wooden blinds.
Staircase: The carpeted turned staircase has 12 steps leading up to the landing area.

FIRST FLOOR:
Landing: This has an oak floor and paned window with views of the garden. There is a very attractive bannister which extends up the staircase and into the landing.  Here you will find a corridor which leads to 3 of the 4 upstairs bedrooms:
Bedroom 2: One step down leads to the twin room with ensuite bathroom.  The flooring is oak, and the room is dual aspect taking advantage of the stunning views.  There is a wardrobe, dressing table with storage and bedside tables all in a traditional style.  There is an original built in cupboard.
En suite: A large beamed room with original pine latched door, oak flooring and deep-set window looking over the garden.  A traditional bathtub with feet, washbasin and toilet complete the sanitary ware.  There is ample storage and a separate shower cubicle with thermostatic shower, one heated towel rail and a pine medicine cupboard.
Bedroom 1: One step up leads to this carpeted double room with a view of the fields and hills, there is a wardrobe, chest of drawers and an occasional chair.  Heating is via a radiator. 2 steps down through a very low doorway leads to the:
En suite: A large carpeted room with a beam and some restricted head height. There is a bath, washbasin and toilet. The bath has a hand-held shower.  A small window with lovely views and an additional Velux provides lots of natural light. There is a radiator and heated towel rail, a free-standing pine towel rail and robes.
Bedroom 3: A small step up leads to this double room with oak floor and stunning views.  There is a wardrobe, console style dressing table with mirror over, two bedside cabinets and tub chair.  Heating is via radiators.
Walk back across the landing and you come to the:
Family bathroomA large room with bath, double hand washbasin, toilet and walk in thermostatic shower, the flooring is oak and there is a large heated towel rail.  The bath has integrated storage and a useful small handle for support when getting in and out.  A decorative bamboo storage unit and free-standing traditional towel rail and robe complete this delightful room.
Bedroom 4: 2 steps up lead to this oak floored double bedroom with a beamed vaulted ceiling.   It has a wardrobe, chest of drawers, bedside tables, an occasional table and chair.  This room is dual aspect with lovely views on both sides.  There is a door which is locked and not used.  You will find a hairdryer and heating is via a radiator.

Pets: One dog allowed.
Parking: Private off-road parking for 4 cars.
Garden: A traditional large secure country garden with stunning views, a real feature of this property accessible through the gate at side of property. The area immediately up from the entrance door is not part of the garden but allows access to the garden at the rear of Row Foot and is also a footpath to Paradise Tarn. There is a small pond in this area around which care should always be taken and children supervised. You will also find garden furniture and a BBQ, please enquire with the owners, great for long summer evenings.
Heating: A wood burning stove in the morning room, lounge and dining room. The house is heated throughout with oil central heating with air source heating. Two baskets of logs and kindling and provided free and both fires are laid ready to light. Further large basket of logs and kindling £15.
Short Breaks: Accepted all year round.
Notes: A Good Housekeeping Deposit of £200 will be payable directly to the owner prior to arrival. Towels are provided.  No smoking or candles at this property, unlimited WiFi available. Mobile phone signal variable. Travel cot, high chair and stair gate available. There is a small unfenced bridge over the beck on the lane leading to the property, care must be taken when driving over and children must always be supervised in this area.

Very comfortable, well equipped base for our annual boys weekend. We appreciated the bothy for outdoor clothes and boots. Plenty of hot water for showers and plenty of shower/bath facilities.
